David Lichtenstein
Lightstone's founder: big swings, sharp opinions, Borscht Belt one-liners
Who they are
David Lichtenstein founded the Lightstone Group in 1988 and built it into a $12B-plus owner and developer. He got his start selling encyclopedias door to door. Hiten Samtani has called him "one of the most consequential figures in the real estate game" and an early champion of The Promote, so readers can weigh that accordingly. His career has been a string of big swings. The most famous was the roughly $8B purchase of Extended Stay America from Blackstone in 2007, which ended in the hotel company's 2009 Chapter 11 filing and years of litigation. Some bets paid off handsomely and others didn't, but as The Promote puts it, he came out the other side each time with stories to tell.
In April 2026 he was the first guest in The Promote's Insiders-only "In Conversation" series. He was candid and quotable. He described his 2021 purchase of an 8,000-unit Michigan multifamily package as a bet on rents that were 50% below market, not a bet on rates. The portfolio, he said, is in the black but will probably be "a double" rather than a home run. He talked through the currency risk that comes with raising about $1B on the Tel Aviv bond market. He also argued that EB-5 is too politically uncertain to start a project on.
On New York, he was blunt. He said owning rent-stabilized housing means "looking down a shotgun" and predicted that Summit "will regret" its $88K-per-unit Pinnacle portfolio buy. He has given heavily to oppose Mayor Mamdani and says politics is now "a line item" in underwriting. He also hosts the Halacha Headlines podcast, where convicted mortgage fraudster Eli Puretz gave a widely cited interview. In November 2026 he was booked to share the closing keynote of Yeshiva University's real estate conference with Dean Adler.
