Idan Ofer
Israeli shipping billionaire bargain-hunting Manhattan office-to-resi conversions
Who they are
Idan Ofer is an Israeli billionaire, often listed as Israel's richest person, and the son of the late shipping magnate Sammy Ofer. Like his father, he is first and foremost a shipping man. He also owns a stake in the soccer club Atlético Madrid. In New York real estate his older brother, Eyal Ofer, has long been the more familiar name, having backed condo projects for the Zeckendorfs, the Rudins and MaryAnne Gilmartin. Since 2025, though, Idan has become one of The Promote's "men with deep pockets": billionaires from outside real estate buying discounted Manhattan office buildings on conviction, without the LPs and investment committees that slow institutional buyers down.
His first big move was in FiDi. In early 2025 he agreed to buy 101 Greenwich Street (formerly 2 Rector Street), a 465K sf office tower, from BGO. BGO had paid Jared Kushner and CIM $221M for it in 2016, or $475 a foot. Later reports put Ofer's price at about $105M, roughly $225 a foot. The Promote also reported that he backed Nathan Berman's Metro Loft on an office-to-residential conversion in Midtown East. Brokers have since pointed to the 101 Greenwich deal in arguments about how big sales get sourced. Newmark ran the sale, but according to reports cited by The Promote, Robert Khodadadian's Skyline Properties brought in Ofer and connected him with Berman.
He has kept going. In November 2025 Ofer bought into Rudin's office-to-residential conversion of 845 Third Avenue in Midtown East. The Promote broke down the financing of that project for its premium subscribers. In January 2026 Apollo lent Ofer $220M for a FiDi office-to-resi project. He now stands among the best-capitalized outsiders betting that Manhattan's obsolete office stock can become housing.
