Michael Stern
JDS founder: Walker Tower auteur, Brickell branded-condo high-wire act
Who they are
Michael Stern is, in The Promote's phrase, a first-draft pick for CRE pirate. His breakout was Walker Tower in Chelsea. In his Promote interview, Stern recalled tying up the old Verizon building at the bottom of the GFC, aged 29, for about $25M. PMG's Kevin Maloney wrote the last slice of equity. Walker was a hit. The sequels were rockier. 111 West 57th St., the pencil-thin Billionaires' Row supertall he built with Maloney, was later called an architectural marvel but a financial disaster by Maloney himself. At Brooklyn Tower, Stern defaulted on Silverstein's $240M mezz in 2024 and ceded majority control in a restructuring. In fall 2026 an arbitrator reportedly issued a $47M award against Stern and JDS over loan advances there.
These days Stern's energy is mostly in Miami, where he has bet on branded condos. The licensors, he told The Promote, signal to buyers that "the brand has vetted the developer." At Mercedes-Benz Places, noteholder Cottonwood moved to foreclose in 2026. Stern countersued, alleging an NDA breach. He then brought in Fontainebleau's Jeff Soffer as equity partner and co-GP. The pair lined up an $800M+ JPMorgan loan plus roughly $250M in Nuveen C-PACE, a would-be South Florida record. At the Dolce & Gabbana tower at 888 Brickell, he's hunting for an equity partner to unlock $600M+ of construction debt, and the Reuben Brothers now control the senior note.
Headline risk comes with the package. Stern has been in a steady stream of disputes, among them a claim by Kasowitz that he owes $2.7M in legal fees. He has stayed zen in public: "Force of will is what gets projects built," he told TRD. He describes treating zoning "like the Talmud." Back in New York, he has no immediate plans for his litigation-snarled Two Bridges site, and Terra's David Martin has bought him out of 1250 West in Miami Beach.
