Reuben Brothers
Billionaire British brothers sniping America's distressed hotel and retail capstacks
Who it is
Reuben Brothers is the investment vehicle of David and Simon Reuben, the brothers The Promote calls "the definitive British mad lads" and archetypal Men With Deep Pockets™️. They made their first fortune in the Russian metals market and became major UK property owners. In the US they now play what The Promote calls "capstack-sniping" as "an extreme sport." The pattern is to lend into the riskier layers of a trophy hotel, retail or condo deal, mostly mezz, junior debt or bought-up notes, and sometimes end up owning the asset.
The WeHo Edition shows how that works. The Reubens put mezz into Steve Witkoff and New Valley's West Hollywood hotel, moved to foreclose in 2021, later bought into the JPMorgan senior loan, and in mid-2026 took the 190-key hotel through a deed-in-lieu on about $211M of debt. In LA they took control of the Century Plaza hotel-and-condo project after financing it, and are now trying to sell the condos and even floating an air-taxi pad there. In August 2026 an affiliate took over the nonperforming $35.7M senior note on JDS's Dolce & Gabbana supertall at 888 Brickell in Miami.
In New York they have been a capital source rather than a builder. They were among the backers of Gary Barnett's Central Park Tower, offered refinancing to Jeff Sutton at 717 Fifth in his fight with New York Life, and The Promote has reported they bought Vornado retail assets. In Florida they recapitalized Aby Rosen and David Edelstein's W South Beach at a value of more than $400M, were a finalist for Michael Shvo's Raleigh, have partnered with Jeff Soffer's Fontainebleau, and recently bought a Palm Beach shopping center. They are also planning a $2B resort in Puerto Rico. With the brothers in their eighties, the next generation is taking a more visible role.
