Yoeli Landau
Rivington House's dealmaker, now nursing-home capital's most-watched insider
Who they are
Yoeli (Joel) Landau founded the Allure Group and is one of the most powerful and most scrutinized figures in skilled nursing. The Promote's nursing-home power roster called him a shoo-in, and the newsletter fondly calls him its "Satmar pezzonovante." New York real estate knows him best for Rivington House. In 2015 the de Blasio administration lifted a deed restriction on an Allure-owned Lower East Side nursing home, and Allure then sold the building to Slate for $116M for a luxury condo play. Investigations and a political uproar followed. He has kept building since: in 2024 he landed a $155M construction loan from Valley for a Bed-Stuy rental.
His big bets have been at national scale. In 2021 he took a stake in the distressed chain Genesis Healthcare through a $50M debt investment via ReGen Healthcare. In 2022 he and Lipa Friedman's Aurora Health Network paid about $3.2B for DigitalBridge's wellness-infrastructure business. Genesis filed for Chapter 11 in July 2025, and a ReGen affiliate tied to Landau's Pinta Capital became the stalking-horse bidder for roughly 175 facilities. The bid drew criticism from rivals and from Sen. Elizabeth Warren, partly because it would have released insiders from about $1.6B in claims.
In December 2025 Judge Stacey Jernigan declined to approve those releases and ordered a new auction run for creditors. She noted that she could not approve them without Landau on the witness stand. A rival bidder's lawyers alleged that Landau pressured one of its equity partners to stand down. Abe Tress then won with a bid of about $1B. Genesis and its creditors' committee later sued entities controlled by Landau and David Gefner, alleging they bought debt to create a claim; Landau and Gefner said the move spared Genesis a tax hit. Under the October 2026 confirmed plan, the Landau-Gefner debt was cancelled. In exchange for releases, they joined Welltower, Omega and others in a $150M settlement.
