Who it is

In The Promote's coverage Blackstone is the gravitational center of institutional CRE, a firm that is at heart a real estate shop. Its strategy is investing behind "secular tailwinds." That has meant rental housing: the $10B AIR Communities take-private through its $30.4B BREP X fund, now lining up a $3.5B refi. It has meant industrial and grocery-anchored retail, including a $4B take-private of ROIC. Above all it has meant data centers via QTS, bought for $10B in 2021 and since turned into a gigawatt-scale developer. The flip side is office. When towers sour, as with 1740 Broadway's AAA bond losses, the Chicago walkaways or the Willis Tower exit, the firm repeats its line that traditional US office is under 2% of the portfolio.

Its retail and credit machines get as much scrutiny. BREIT survived a redemption crisis and returned just 1.95% in 2024, too little to earn its manager a promote. Blackstone says it is now about 90% data centers, industrial and rental housing. Katie Keenan took over as BREIT CEO after Wesley LePatner was killed in the July 2025 shooting at 345 Park. On the debt side, Blackstone teamed with Rialto and CPP on Signature Bank's loan book and with Legal & General on insurance-fed lending. Mortgage REIT BXMT posted a $300M-plus Q3 2026 loss.

New York remains a showcase. Blackstone and La Caisse lined up a reported $3B Fannie loan for Stuy Town, slated as the agency's largest ever. Blackstone bought into Fisher Bros.' 1345 Sixth Ave., took a pref position at Herald Towers and refinanced Kushner's Journal Square. Recent headlines feature pullbacks too: QTS dropped a Virginia project after local backlash, and LivCor moved property management in-house. Then there's the exodus of 'Blackstone Cubs.' Kathleen McCarthy and then real estate chief Nadeem Meghji have left, while alumni like Tyler Henritze and Chad Pike raise and deploy billions of their own.
