Jon Gray
Blackstone's president, real estate kingmaker and CRE's most-watched LinkedIn jogger
Who they are
Jon Gray is Blackstone's president and Steve Schwarzman's anointed heir. In The Promote's reading, he is the man who remade the firm into a real estate company with other businesses attached. He joined in the early '90s and was mentored by JMB alum John Schreiber, co-founder of Blackstone's property arm. Gray made his name with the $39B takeover of Sam Zell's Equity Office in 2007. Zell, who was famous for his motorcycle, told the 37-year-old that he needed a media hook of his own. Gray took sole charge of real estate in 2011 after co-head Chad Pike moved on. According to a Promote Insider analysis, the firm had picked him for leadership in 2003 and waited 15 years to give him the title.
Gray narrates the market as much as he trades it. In February 2024 he called a "year of reacceleration." Blackstone followed within weeks with its $10B take-private of AIR Communities. When BREIT sold a dorm portfolio to KKR at a premium, he called it "inconvenient facts for our critics." In early 2025 he declared the office bottom, with values down 50-70%. His data-center pitch acknowledges the risk of railroad-style overbuilding, but argues that power scarcity and the lack of spec projects protect the owners who already have both.
He finally found his hook: running videos, the sweaty titan jogging across skylines while updating viewers on deals. The Promote calls them the most powerful content marketing in LinkedIn history. They are also a tool in his current mission, opening 401(k)s to alternatives. Blackstone filed a first product with Wellington in 2025. At home, his house is in flux. Kathleen McCarthy, Nadeem Meghji and Joe Baratta all left between late 2025 and fall 2026. The Promote counts 43 senior MDs gone since May 2024, and its Insider analysis argues this looks less like a stampede than a deliberate Gray overhaul.
