Jordy Roeschlaub
Newmark's alpha debt broker, now steering its data-center financing push
Who they are
Jordy (Jordan) Roeschlaub is one of Newmark's top debt brokers and, by The Promote's description, the firm's 'alpha debt guy.' For years he co-led Newmark's capital markets debt team with Dustin Stolly. The pair placed billions of dollars of debt for borrowers ranging from Blackstone to Witkoff, and earlier arranged SL Green's acquisition financing for Nightingale and InterVest's purchase of 111 Wall Street in 2020.
In 2024 Newmark rebuilt its debt group around Roeschlaub and Jonathan Firestone, who came over from Eastdil. Stolly was sidelined and later left for Walker & Dunlop. The new duo quickly picked up marquee assignments. They were tapped to find Gural and Brodsky a construction loan for the Flatiron Building's residential conversion, and Roeschlaub co-brokered, with Morris Betesh's Arrow, the $350M Starwood refinancing of the once-stalled 125 Greenwich supertall in 2025. Newmark has also leaned into the full-service pitch, with investment-sales stars Adam Spies and Doug Harmon working more closely with Roeschlaub and Firestone.
His biggest current beat is data centers. After Brent Mayo, who had led Newmark's data-center capital markets team, left for DigitalBridge in May 2026, Newmark insiders described the practice as effectively spearheaded by Roeschlaub, with Andrew Warin, Adam Doneger and Josh King in key roles. That practice has handled some of the sector's biggest financings, including a $7B loan for Blue Owl and Crusoe's Abilene, Texas campus. Not every trophy loan runs through him, though. Newmark's record $4.3B construction package for One Beverly Hills in March 2026 was led by Anthony Orso's team, a reminder that internal credit at big brokerages is contested. The Promote has also openly wondered how debt brokers get paid on data-center deals of this size.
