Rabsky Group
Brooklyn's stealthiest megadeveloper, now building its way into Manhattan
Who it is
Rabsky Group is the Brooklyn development firm co-founded by Simon Dushinsky and Isaac Rabinowitz, and one of the most active builders in the borough, while remaining one of its least transparent. It began in Kiryas Joel, then moved into condos in South Williamsburg and eventually into large rental projects across Brooklyn. Its affiliate Sky Equity Group, where Dushinsky is a principal, is the vehicle through which he now does most new ventures. Coverage often uses the two names interchangeably.
Rabsky's playbook is buying sites that stalled under other owners and building them with private credit. It acquired the Gowanus site at 313 Bond from Yoel Goldman in 2019, financed the 603-unit rental with $286M from G4 Capital, then refinanced with $340M from Affinius in 2025. A 1,100-unit Downtown Brooklyn rental went from a $485M Madison Realty Capital recap in 2024 to $555M in 2025, then to a $765M JPMorgan refi in spring 2026. Henry Bodek's Galaxy Capital brokered much of that debt. Rabsky has also sold assets, including a Williamsburg package to Kevin Chisholm's 60 Guilders, and exited the 240 Willoughby leasehold back to its ground lessor, Montgomery Street Partners.
The current chapter is Manhattan. Rabsky bought HAP Investments' Franklin Street assemblage for $58M in early 2025, added an adjoining parcel, and lined up a $320M G4 construction loan for a Tribeca condo. Sky stepped into the Chetrit Group's Upper East Side condo project. In October 2026 The Promote reported that Dushinsky is involved at Two Bridges' 265-275 Cherry Street, a Chetrit-owned site. Around the firm, Goose Property Management, run by Rabinowitz's son-in-law Yitzchok Katz and a frequent Rabsky partner, is buying FiDi's 45 Broad for roughly 300 rentals. Dushinsky has also been reported to be developing two projects in Fort Lauderdale with Isaac Schlesinger.
