Simon Dushinsky
Rabsky's camera-shy co-founder, now Lower Manhattan's go-to rescue builder
Who they are
Simon Dushinsky is the co-founder and famously unphotographed face of Rabsky Group, the Brooklyn developer that has quietly become one of the city's most prolific builders. A member of the Vizhnitz Hasidic community said to be in his early 50s, he has little use for publicity, which has made him a recurring riddle for real estate reporters. Rabsky's origins trace to Kiryas Joel, where it built wood-and-stucco homes before moving into condo development in South Williamsburg. These days Dushinsky does most of his new ventures through Sky Equity Group, an affiliate.
His calling card is picking up projects that peers couldn't finish. He was an early partner, alongside Yoel Goldman, on Toby Moskovits' 25 Kent in Williamsburg; bought the Gowanus site at 313 Bond from Goldman in 2019; and took the Nassau Brewing building in Crown Heights out of a bankruptcy auction. In 2024 he landed nearly $800M in debt in a matter of weeks: $286M from G4 Capital for the 600-plus-unit Gowanus rental, later refinanced with $340M from Affinius, and a $485M Madison Realty Capital recap of an 1,100-unit Downtown Brooklyn rental. The Madison loan was upsized to $555M, then taken out by a $765M JPMorgan refi in 2026.
Lately Dushinsky has been heading across the river. Sky stepped into the Chetrit Group's Upper East Side condo project in 2024 and later took full charge. Rabsky bought Eran Polack's HAP Investments assemblage near Tribeca and added an adjoining parcel, backed by a $320M G4 construction loan for a roughly 280K sf condo. In October 2026 The Promote reported that he is involved at 265-275 Cherry Street in Two Bridges, a site nominally owned by the Chetrit Group, which was reported to have defaulted on a mezzanine loan from Madison. According to sources, his presence gave Yossi Hoffman's Bushburg the confidence to buy the neighboring Extell parcel. For a man who avoids cameras, he is hard to miss.
