Doug Harmon
Half of Batman & Batman, Manhattan's trophy investment-sales duo
Who they are
Doug Harmon is one half of what The Promote calls Batman & Batman™️, his long partnership with Adam Spies. For years the pair has competed for the trophy end of Manhattan investment sales, first against CBRE's Darcy Stacom and Bill Shanahan and now against Eastdil's Gary Phillips and Will Silverman. Harmon made his name at Eastdil, where he ran deals like MetLife's sale of Chicago's Sears Tower. Harmon and Spies moved to Cushman & Wakefield in 2016, one of the defining broker poaches of the era. Eastdil slid down the NYC league tables the next year, which The Promote cites as proof that clients follow brokers, not brokerages. The duo then went to Newmark, where they are a big part of Barry Gosin's rebuilt capital markets machine.
The book is broad. Harmon and Spies won the assignment to sell off Signature Bank's roughly $60B loan book for the FDIC, and that work keeps producing trades: in 2025 they sold a $395M slice of the Blackstone/CPP/Rialto JV's Signature loans to Bayview. They advised Ivanhoé Cambridge on RXR's 49% stake in 1211 Avenue of the Americas, handled Principal's loss-making sale of 1370 Sixth to Barings, and brought the Reuben Brothers into the W South Beach recap. On the Upper East Side they sold 800 Fifth from the Winter and Spitzer families to Miki Naftali, with Newmark colleagues Jordy Roeschlaub and Nick Scribani arranging the debt.
Harmon is a go-to voice on market sentiment. When office deal volume thawed in 2024, his line was "The fear is out of the system." Commercial Observer ranked Harmon and Spies #17 on its 2025 and 2026 Power 100 lists, each time one spot ahead of their Eastdil rivals. The Promote does note that debt brokers now challenge the investment-sales stars' old status at the top of the pecking order, and that Spies increasingly gets billing on financings too.
